Common Questions
How is Design different from your Concierge offering?
Design is the deliverable: drawings, selections, custom millwork, fixture specs, documentation, and final installation. Concierge is the white-glove way of delivering all of that, plus the construction itself, plus the in-between work (in-home consultations, samples brought to you, furniture moved to climate-controlled storage during the build, then re-placed). Many projects use Design without Concierge. Concierge always includes Design.
Do I have to use ORO for the construction to hire you for design?
No. We are happy to design a project and hand off complete construction documents to your chosen GC, then coordinate with them through the build. Most of our clients keep design and construction under one roof because it shortens the schedule and removes finger-pointing, but it is not required.
Do you do 3D visualizations on every project?
For kitchens, primary baths, and whole-home renovations: yes, almost always. We use 3D so you can see the room before we commit to materials and finishes. Smaller projects (a powder bath, a single closet, a built-in) often work fine with traditional elevation drawings and a finish board.
How is design priced?
Either as a flat design fee tied to the scope (most common on full kitchens, baths, and whole-home work) or hourly for smaller consult-only engagements. A construction-only project handled by ORO includes a design allowance baked into the project; standalone design is contracted separately. We walk through the pricing structure in the initial meeting before any work starts.
Can you work with my own builder or trades?
Yes. We have done it many times, and we are direct about what we need from the GC for the design to translate cleanly to the build. We will not be the designer who hands over drawings and disappears.
